The Home...

The previous owners enclosed a patio to extend the second bedroom which included boarding up the sliding door of the master's bedroom leaving just a window.

New owners have to go via the second bedroom to get to the patio, which isn't very convenient when taking guests through. More importantly, it would be intrusion of privacy for the person(s) sleeping in the second bedroom (i.e. my daughter).

I met with several contractors this morning (at the sellers home) for a bid to convert the window into a door. This is what it COULD look like at the end (minus the patio furniture). The Architectural Board will have to vote on it this Saturday.

I've read that remodeling the kitchen and bathroom offer the highest resale value of your home. With that in mind, I would eventually like to raise the ceiling in the kitchen and intall new cabinets and appliances.

I'd be interested in knowing what upgrades you all have done that have raised the value of your home.

  • I could go on about this for hours b/c not only have I done it for myself but I oversaw many of these projects for clients in Hawaii. The #1 selling points are updated kitchen/bathrooms b/c people like them to be new and clean. I think the change of the window to a door is a great idea and it will give you more fresh air in your own room. I should show you my before/after pictures of my place.

    One thing that I would forewarn you about with the wood floorings (b/c I put it throughout my current condo) is that it will make things "louder" by not having hte carpet to absorb any of the sound. So, the washer is louder, the TV is louder, etc. I'm not saying that I wouldn't still have done it, but it was something that I hadn't thought about. I might also recommend putting tile in your wet areas like the bathroom or the kitchen, as others I know have had issues with water. I've been okay so far with my places in WA and HI.

  • Sorry, the only major project I've had done on my house was replacing the roof. And my next priorities are more functional than aesthetic -- upgrading the electrical and plumbing and replacing the HVAC. Maybe we can compare notes next year....

    My next door neighbors just had a large addition put on their house. Financially it was a better choice than moving. But after it was done they said they rather wished they had just bought a new house. Dealing with all the subcontractors and making sure the quality was maintained was too much of a hassle for them.
